The contract for the construction of individual houses (CCMI) is governed by the law of 1990. It was designed to protect construction candidates. It imposes essential guarantees and information such as the reimbursement guarantee, the delivery guarantee at agreed prices and deadlines. The latter assures you that in the event of a manufacturer’s failure, a guarantor (insurer or bank) will take over to carry out the construction of your house. The CCMI describes precisely all the services provided for in the contract. It contains mandatory documents guaranteeing you the best understanding (descriptive notes, plans, prices, lead times, etc.). It imposes the description and the quantification of all the services not included, but essential to the habitability of the building (like the work of connections) and presents a regulated schedule of the sums to be paid according to the progress of the works. Before signing, the client will also have every interest in verifying possible “subricacies” in the presentation of projects: is the damage insurance included in the contract price ? Is the price discountable ? Isn’t the deadline for carrying out the work too long ?

The CCMI being signed, the manufacturer accompanies you at each stage of your project. Thus, He will in particular analyze the urban planning rules, constitute your request file for Permits de Build, carry out all the necessary technical studies, assist you in your administrative procedures (request for connections, notary, bank, declaration of commencement of works) . He will also accompany you in the customization options of your home, guide you in carrying out the electrical plan according to your wishes and in compliance with standard NF-C 15100. He will carry out a complete review of the contract and the plans, making it possible to bring the contract into conformity with the last technical options selected and finalize the final execution plans, once the demarcation of the land has been completed. It takes 2 to 3 months to obtain the building permit and between 5 and 7 months for the opening of the site.

During the duration of the work, the manufacturer is your privileged contact. He coordinates all the work, regularly performs quality controls on your site. At each stage, an appointment is organized to keep you informed of the progress of your construction. In general, the work driver writes a site meeting report which he gives you. These meetings allow you in particular to note the progress, before any settlement of a call for funds. After 8 to 10 months of work on average, the reception of the works consists in the transfer of ownership and responsibility of the work which passes from the manufacturer to the contracting authority. A reception report is established contradictorily. This is the starting point for all guarantees. Damage insurance covers your home against all disorders that would make it unsuitable for its destination for a period of 10 years and without seeking responsibility. The guarantee of perfect completion will cover your home against all the invisible disorders at the reception, which would appear the first year. Finally, the biennial guarantee concerns the proper functioning of all the equipment in your home (ventilation, locks, etc.).

The keys are given, you have to finish fitting out the house. Depending on the desired level of finish, the house is delivered either turnkey and all that remains is to move in, or ready to decorate and, in general, there is work on wall coverings, floor in certain rooms. We must think of the exterior fittings: fence, portal and of course the green spaces. Most manufacturers have a network of partners who will be able to provide you with the services you expect. At the same time, and before handing over the keys, you must have purchased multi-risk home insurance, choose your energy suppliers. Again, your manufacturer will be able to assist you in these procedures.

It is important to check that the manufacturer has an efficient after-sales service, capable of being able to accompany you once the delivery of the house has been made.
